What are the different ways to stay at Condo Del Mar?
Condo Del Mar offers seven booking choices: four individual condos, two paired-condo stays or the entire four-condo retreat. Choose the amount of space that works best for your group:
- One private condo: Two bedrooms, two bathrooms and accommodations for up to six guests.
- One paired stay: Two vertically paired condos with four bedrooms, four bathrooms and accommodations for up to 12 guests.
- The entire retreat: All four condos with eight bedrooms, eight bathrooms and accommodations for up to 24 guests.
Each condo is a complete private residence with its own entrance, kitchen, living area, bedrooms and bathrooms.

Yes. Condo Del Mar offers two paired-stay options: Portside Perch and Starboard Sanctuary.
Each paired stay combines one lower condo and one upper condo, providing four bedrooms, four bathrooms, two kitchens, two living areas and space for up to 12 guests.
The paired condos have separate private entrances and are not connected internally.
Is there a minimum-stay requirement?
Minimum-stay requirements can vary based on the selected property, travel dates, season and availability.
The current requirement for your selected dates will appear in the booking calendar before you complete the reservation.
How old must the person making the reservation be?
The guest who holds and pays for the reservation must be at least 25 years old and must occupy the reserved property for the duration of the stay.
Guests younger than 25 may stay at the property when accompanied by a qualifying adult.
What deposit and payment are required?
For reservations made directly through Beaches USA, a $500 initial payment is required when booking, or the complete reservation amount when the total is less than $500.
The remaining balance is due 30 days before arrival and is automatically charged to the card on file unless other payment arrangements are made in advance. A signed rental agreement and valid identification are also required.
Reservations made through Airbnb or Vrbo follow the payment and cancellation terms displayed on the applicable booking platform.
What is the cancellation policy?
For reservations made directly through Beaches USA:
- Cancellations made at least 30 days before arrival receive a refund of amounts paid, less a 6% credit-card processing fee.
- Cancellations made 14–29 days before arrival receive a refund of the cleaning fee and 50% of the room rate.
- Cancellations made fewer than 14 days before arrival are not eligible for reimbursement.
Airbnb and Vrbo reservations are governed by the cancellation policy displayed on the applicable booking platform. Separate travel protection is strongly recommended.
Can I request an early check-in or late checkout?
An early check-in may be available with advance approval, depending on housekeeping, maintenance and inspection schedules. Beaches USA currently charges a $100 fee when an early check-in is approved.
Late checkouts cannot be offered because the property must be cleaned, inspected and prepared for arriving guests.
When will I receive the property address and arrival instructions?
Arrival instructions are generally sent by email and text three days before check-in. They include the property address, door code, parking instructions and other information needed to access the condo.
For direct reservations, the balance must be paid, the rental agreement signed and a valid ID submitted before access instructions can be released. Airbnb guests receive their information through Airbnb.
Who manages reservations and assists guests during their stay?
Condo Del Mar is independently owned, while reservations, property preparation and local guest support are professionally managed by Beaches USA Rentals & Management.
Their local team is available to assist with reservation questions before arrival and property-related needs during your stay.
Reservation terms are subject to change. The terms shown in the booking system and your signed rental agreement control your reservation.
Space, Privacy & Sleeping Arrangements
Each condo offers the same comfortable two-bedroom layout, while the paired stays and full-property option give larger groups room to stay together without sharing one crowded living space.
Do all four condos have the same layout?
Yes. Turtle Tide, Dolphin Drift, Egret Escape and Pelican Pointe each have two bedrooms, two full bathrooms and accommodations for up to six guests.
Although the décor and individual character vary slightly, each condo follows the same general floor plan and provides its own kitchen, living and dining area, private covered balcony and in-unit washer and dryer.
What are the sleeping arrangements in each condo?
Each condo includes:
- A primary bedroom with a king bed
- A second bedroom with a queen bed
- A queen sleeper sofa in the living room
This arrangement allows each condo to accommodate up to six registered guests.
How are the bathrooms arranged?
The primary bedroom has a private ensuite bathroom. The second full bathroom is accessed from the hallway, making it convenient for guests using the second bedroom or sleeper sofa.
When the entire retreat is reserved, the group has a total of eight bedrooms and eight full bathrooms across the four condos.
Are the condos connected internally?
No. Each condo is a separate private residence with its own exterior entrance. There are no interior doors connecting one condo to another.
This setup gives each family, couple or part of the group private bedrooms, bathrooms, a kitchen and living space while keeping everyone together on the same property.
How are the paired-condo stays arranged?
Each paired stay combines one lower condo and the upper condo directly above it:
- Starboard Sanctuary: Turtle Tide on the lower level and Egret Escape directly above it.
- Portside Perch: Dolphin Drift on the lower level and Pelican Pointe directly above it.
Each pairing provides four bedrooms, four full bathrooms, two kitchens, two living areas and accommodations for up to 12 guests.

All four condos are elevated and require stairs. The property does not have an elevator.
- Turtle Tide and Dolphin Drift: One flight of stairs from the ground-level amenity area.

The heated pool, hot tub and game room are located on the ground-level amenity floor.
Which condos are best for guests who prefer fewer stairs?
Turtle Tide and Dolphin Drift are the lower condos and require one flight of stairs. They are the better choices for guests who want easier access to the pool, hot tub, game room and outdoor gathering areas.
Egret Escape and Pelican Pointe are the upper condos and require two flights of stairs. Their higher position provides more separation from the main amenity level.
What does the full-property sleeping layout include?
Reserving the entire Condo Del Mar retreat includes all four separate condos and provides:
- Eight private bedrooms
- Eight full bathrooms
- Four king beds
- Four queen beds
- Four queen sleeper sofas
- Four kitchens and four living areas
- Accommodations for up to 24 guests
This configuration is especially useful for multigenerational families and groups whose members have different schedules, sleeping routines or privacy needs.
Does each condo have its own kitchen and laundry?
Yes. Every condo has its own fully equipped kitchen, living and dining area, and in-unit washer and dryer.
Guests reserving paired condos or the entire retreat are not required to share one kitchen or laundry area with the whole group.
Easy Beach Days & Spaces to Gather
The beach is just a short walk away, while the heated pool, hot tub, game room and outdoor gathering areas make it easy to enjoy the property between trips to the Gulf.
Is Condo Del Mar directly beachfront?
Condo Del Mar is beachside rather than directly Gulf-front. The property sits across Gulf Boulevard, approximately 300 feet from the nearest public beach access.
Most guests reach the sand in about three minutes, making it easy for different members of the group to come and go without coordinating vehicles.
Guests must cross Gulf Boulevard when walking between the property and the beach, so children should always be accompanied by an adult.
What beach equipment is provided?
Guests have access to a dedicated beach-gear garage stocked with items that make beach days easier, including:
- Beach wagons
- Beach chairs
- Umbrellas
- Beach towels
- Sand toys for younger guests
Beach equipment is shared among the condos and should be returned to the designated storage area after use. Exact quantities and individual items may vary as equipment is replaced or updated.
Are the pool, hot tub and game room shared?
When an individual condo or paired-condo stay is reserved, the pool, hot tub, game room, grills and outdoor gathering areas are shared with registered guests staying in the other occupied condos.
When the entire four-condo retreat is reserved, these amenities are available exclusively to the registered group.
Is the swimming pool heated?
Yes. Condo Del Mar has a gas-heated swimming pool as well as a separate hot tub. Both are located on the property’s ground-level amenity area.
Because the pool is outdoors, water temperature can be affected by air temperature, wind, weather conditions, equipment performance and required maintenance. A specific pool temperature cannot be guaranteed.
What is available in the game room?
The approximately 600-square-foot game room provides an indoor gathering space for both children and adults.
The room includes a mix of arcade-style games, pinball, shuffleboard, basketball games and video-game entertainment. The specific selection may change as equipment is maintained, replaced or upgraded.
The game room is located on the ground-level amenity floor beside the pool and outdoor gathering areas.
Are outdoor grills and dining areas available?
Yes. Guests have access to outdoor grills and gathering areas near the pool, making it convenient to prepare casual meals and spend time together outside.
Guests should never leave a grill unattended and must turn it off and clean the cooking surface after use. Children should remain supervised around grills and other hot surfaces.
Is there an outdoor shower?
Yes. An outdoor shower is available on the main amenity level so guests can rinse off sand after returning from the beach.
Rinsing beach sand from feet, toys and equipment before entering the pool, game room or condos helps keep the shared spaces comfortable for everyone.
Does each condo have a private outdoor space?
Yes. Each condo includes its own covered private balcony, providing a separate place for morning coffee, reading or relaxing away from the shared amenity areas.
The balconies belong to the corresponding condos and are separate from the shared pool deck and ground-level gathering spaces.
Are linens, bath towels and beach towels provided?
Each condo is prepared with bed linens and bath towels for the registered guests. Beach towels are also provided for use at the pool and beach.
Guests staying for longer periods can use the washer and dryer inside their condo to refresh towels and other washable items during the stay.
Can we walk to restaurants and other local businesses?
Yes. Condo Del Mar is located in a walkable area of Indian Rocks Beach near restaurants, coffee shops, local businesses and public beach access.
Many guests park when they arrive and walk for much of their stay. The Gulf Boulevard trolley also provides access to additional communities and attractions along the beaches.

Condo Del Mar includes reserved onsite parking, but every condo requires stairs. Review these details before booking so you can select the best arrangement for everyone in your group.
How many parking spaces are included?
- Individual condo: Two reserved onsite parking spaces.
- Paired-condo stay: Four reserved onsite parking spaces.
- Entire Condo Del Mar retreat: The current management listing permits approximately four to seven vehicles, depending on vehicle size and how the parking area is arranged.
Guests reserving the entire property should confirm the number and size of vehicles with Beaches USA before arrival, especially when traveling with a large group.
Where should we park when we arrive?
Vehicles must be parked only in the onsite spaces assigned to the reservation. Parking instructions are included with the arrival information sent before check-in.
Please follow the provided parking arrangement so driveways, neighboring properties and access areas remain clear.
Can we park inside the garages?
No. Vehicle parking is not permitted inside the garages. The garages are used for property operations, amenities and guest beach-equipment storage.
All guest vehicles must remain in the designated outdoor parking spaces.
Is additional guest parking available?
No additional onsite guest parking is available beyond the spaces assigned to the reservation.
Large groups should coordinate vehicles before arrival and avoid depending on nearby public parking. Public parking in Indian Rocks Beach is separate from the property and may be limited, regulated or subject to fees.
Are stairs required to reach the condos?
Yes. Condo Del Mar is an elevated coastal property, and every condo requires stairs:
- Turtle Tide and Dolphin Drift: One flight of stairs above the main amenity level.
- Egret Escape and Pelican Pointe: Two flights of stairs above the main amenity level.
There are no ground-floor sleeping accommodations.
Does Condo Del Mar have an elevator?
No. The property does not have an elevator. Guests must be able to use stairs to reach every condo, bedroom, bathroom, kitchen and private balcony.
Guests with mobility concerns should carefully consider the stair requirements before reserving.
Which condos are the easiest to access?
Turtle Tide and Dolphin Drift are the lower condos and require one flight of stairs. They are the best choices for guests who prefer fewer stairs or want to remain closer to the pool, hot tub and game room.
Lower-condo availability is not guaranteed, so guests with mobility concerns should select the specific condo carefully when booking.
Compare condo locationsWhere are the shared amenities located?
The heated pool, hot tub, game room, grills, outdoor shower and primary gathering areas are located on the property’s main ground-level amenity area.
Although these amenities are below the condos, portions of the property may still include curbs, thresholds, uneven surfaces or other physical barriers.
Is the property wheelchair accessible?
Condo Del Mar is not advertised as a wheelchair-accessible or ADA-compliant lodging property. Every condo requires at least one flight of stairs, and there is no elevator.
Guests with specific accessibility needs should contact Beaches USA before booking to discuss the property layout and determine whether it will work for their group.
House Rules & Guest Responsibilities
These policies help protect the property, preserve the relaxed residential setting and provide a comfortable experience for guests staying throughout Condo Del Mar.
Are pets allowed at Condo Del Mar?
No. Condo Del Mar is not a pet-friendly property, and pets are not permitted in the condos or shared amenity areas.
Bringing an unauthorized animal may result in additional charges or loss of the reservation.
Are trained service animals permitted?
Trained service animals are accommodated as required by applicable law, and no pet fee is charged for a qualifying service animal. Guests traveling with a service animal are encouraged to notify Beaches USA before arrival so the reservation and property-preparation details can be handled appropriately. Animals whose sole function is to provide comfort or emotional support do not qualify as service animals under the ADA. Guests with accommodation questions should contact Beaches USA before booking.
Please notify Beaches USA before arrival so the service animal can be properly documented with the reservation.
Emotional-support animals that do not qualify as trained service animals are not permitted at this non-pet-friendly property.
Is smoking or vaping allowed?
Smoking and vaping are strictly prohibited inside every condo and within the property’s enclosed spaces.
Guests are responsible for following all posted property rules and safely disposing of any permitted smoking materials used outside.
What are the quiet hours?
Quiet hours begin at 10:00 p.m. Guests must follow the local noise ordinance and remain considerate of neighboring properties throughout the day and evening.
Outdoor conversations, music and activity should always remain at reasonable, residential levels. Condo Del Mar is designed for relaxed vacations and approved gatherings—not disruptive or late-night parties.
Are parties or events permitted?
Parties and organized events are not permitted with an individual-condo or paired-condo reservation.
Certain private gatherings may be considered when the entire four-condo property is reserved, but they require advance disclosure, written approval and compliance with the property’s event guidelines.
Review group and event policiesCan we invite visitors who are not staying at the property?
Overnight occupancy cannot exceed the number of registered guests permitted by the reservation.
Contact Beaches USA in advance before inviting daytime visitors or planning any gathering. Outside visitors should not be given access to the condos, pool, hot tub, game room or other amenities without prior approval.
Larger approved gatherings are permitted only under the full-property event guidelines.
What rules apply to the pool, hot tub and game room?
Guests must follow all posted rules and safety instructions for the pool, hot tub, game room and other shared amenity areas.
Children must remain appropriately supervised, and amenity areas should be left orderly after use. Equipment, furnishings and games must remain on the property and be returned to their designated locations.
Maintenance, weather or safety concerns may occasionally require temporary closure of an amenity.
Can we leave luggage at the property before check-in?
No. Luggage and other belongings cannot be dropped inside the property before the approved check-in time.
Housekeeping, inspection and maintenance teams may still be working throughout the property, and they cannot assume responsibility for guest belongings.
Can we ship packages to the property?
Shipping packages to the property is strongly discouraged because delivery delays may cause an item to arrive before or after your reservation.
Beaches USA and Condo Del Mar cannot accept responsibility for packages delivered to the property. If an item arrives outside your reservation dates and must be returned, shipping charges and a handling fee may apply.
What should I do if I leave something behind?
Contact Beaches USA as soon as possible with a description of the item and the condo in which you stayed.
If the item is found, it may be collected from the Beaches USA office during regular business hours or mailed back to you. Guests are responsible for the shipping cost and the current handling fee.
What happens during a hurricane or mandatory evacuation?
Weather forecasts alone do not automatically cancel or refund a reservation. Direct reservations are governed by Beaches USA’s current terms and the signed rental agreement. Airbnb and Vrbo reservations follow the applicable platform’s policies.
If authorities prohibit access to the property, issue a mandatory evacuation affecting the reservation or the property becomes uninhabitable, contact Beaches USA for instructions.
Beaches USA is not responsible for providing alternate lodging or reimbursing transportation and other travel expenses caused by storms or events beyond its control.
Should we purchase travel insurance?
Separate trip cancellation and interruption protection is strongly recommended, particularly for reservations made during Florida’s hurricane season.
Beaches USA does not sell travel insurance. Guests should independently review the coverage, exclusions and purchase deadlines of any policy before buying it.
Travel insurance coverage varies by provider and should not be assumed to cover every cancellation, storm or interruption.
Property rules and management policies may change. The terms shown in the booking system, property house rules and signed rental agreement control each reservation.
Planning a Group Stay or Private Gathering
Condo Del Mar is designed to bring people together, but organized gatherings involving outside visitors, vendors or scheduled activities require advance review and written approval.
What is the difference between a group stay and an organized event?
A normal group stay includes registered overnight guests enjoying meals, birthdays, pool time and informal time together during their vacation.
A gathering becomes an organized event when it involves outside visitors, vendors, catering services, rentals, scheduled activities, entertainment or a planned reception.
Organized events require advance disclosure, reservation of the entire four-condo property and written approval before plans are finalized.
What types of groups are a good fit for Condo Del Mar?
Condo Del Mar works especially well for groups that want to stay together while retaining the privacy of separate residences, including:
- Multigenerational family vacations
- Family reunions
- Wedding weekends and vow renewals
- Milestone birthdays and anniversaries
- Leadership and small-team retreats
- Wellness, creative and special-interest weekends
Condo Del Mar is private vacation lodging with gathering areas. It is not a commercial banquet venue or party house.
Do we have to reserve the entire property for an event?
Yes. Weddings and organized gatherings involving outside visitors, vendors, catering, rentals or scheduled activities are considered only when all four Condo Del Mar residences are reserved together.
Events are not permitted with an individual-condo or paired-condo reservation.
How many overnight guests can stay at Condo Del Mar?
The entire property accommodates up to 24 registered overnight guests across four private two-bedroom, two-bathroom condos.
Overnight occupancy cannot exceed the approved reservation limit, even when a gathering involving additional daytime visitors has been authorized.
Can people who are not staying at the property attend?
Outside visitors may be permitted only when they are disclosed in advance and included in the approved gathering plan.
Your inquiry should provide the number of overnight guests, number of outside visitors and estimated total attendance. Beaches USA will confirm the permitted attendance limit after reviewing the proposed gathering.
Do not send invitations or promise property access to outside visitors until written approval has been received.
Can we hold a wedding ceremony at Condo Del Mar?
Condo Del Mar is best used as wedding-party lodging and as approved gathering or reception space connected to the overnight stay.
Wedding ceremonies take place on the public shoreline of Indian Rocks Beach, approximately 300 feet from the property. Condo Del Mar does not include a private beachfront ceremony area.
The ceremony and any gathering at the property are separate activities and must comply with applicable City and property requirements.
Is a permit required for a beach ceremony?
The City of Indian Rocks Beach currently does not require a Temporary Use Permit for a beach wedding ceremony with fewer than 50 attendees.
A Temporary Use Permit is required when attendance reaches 50 or more. City requirements can change, and the organizer is responsible for confirming current rules and obtaining any required approval directly from the City.
City permit thresholds do not replace Condo Del Mar’s separate attendance limits and written-approval requirements.
Are outside vendors allowed?
Approved vendors may be permitted, but all anticipated services must be disclosed before plans are finalized. This includes:
- Caterers and private chefs
- Tables, chairs and linen rentals
- Wedding and event planners
- Photographers and videographers
- Florists and décor providers
- Entertainment and music providers
- Transportation and delivery services
Guests are responsible for selecting, hiring and coordinating their vendors. Vendor access, deliveries, equipment and setup plans must be approved in advance.
Do we need event insurance?
Insurance requirements depend on the type of gathering, attendance, vendors, planned activities and other details.
Beaches USA will identify any applicable property insurance or documentation requirements during the review process. Vendors may also be required to maintain their own insurance.
Do not purchase event-specific coverage until the proposed gathering has been reviewed and the requirements have been confirmed.
What rules apply during an approved gathering?
Approved gatherings must remain compatible with Condo Del Mar’s residential setting and comply with all property rules, including:
- Approved gathering hours and attendance limits
- Quiet hours and neighborhood noise standards
- Parking and vehicle restrictions
- Approved vendor and delivery arrangements
- Pool, hot tub and amenity restrictions
- Cleanup and property-care requirements
Final requirements will be provided during the approval process and may vary based on the gathering.
Is parking available for event guests and vendors?
Onsite parking for a full-property reservation is limited to approximately four to seven vehicles, depending on vehicle size and the approved parking arrangement.
Vendor access, deliveries and loading arrangements must be planned and approved in advance. Public parking in Indian Rocks Beach is limited and generally paid, so groups should not assume nearby parking will be available for attendees.
Carpooling, rideshare services or arranged transportation may be necessary depending on the approved gathering plan.
How do we begin planning an event stay?
Begin by submitting an event inquiry with your preferred dates, type of gathering, overnight guest count, estimated total attendance, proposed gathering times and anticipated vendors or outside services.
Beaches USA will review the information and confirm whether the gathering is appropriate for the property, along with any applicable attendance limits, fees, documentation, insurance requirements or operating guidelines.
Wait for written approval before signing vendor contracts, sending invitations or making nonrefundable event commitments.
Submit an event inquiryDoes submitting an inquiry reserve the dates or approve the event?
No. An event inquiry does not place a hold on the property, create a reservation or approve the proposed gathering.
Availability, event suitability and applicable requirements must first be reviewed. The lodging reservation and gathering approval must then be completed as directed by Beaches USA.
